Finding the Right Home

Now that you know What You Can Afford, it is time to start looking. One of the first things that we do is we sign a Buyer Representation Agreement to establish a relationship as you Realtor® to represent you on your behalf when purchasing a home.

Once we have established this relationship, the “fun” part begins. However, before we start looking at houses, it is very important that I know what it is exactly that you are looking for. Usually, the most important thing for buyers is the location - do you want to live near the University of Waterloo, along the live streets of Uptown Waterloo, or near the family oriented parks of Kitchener. As they say, “the three most important things in real estate are: location, location, and location”.

Aside from location, you need to consider the features of the house like: do you want a single detached, a semi, or a townhouse? A bungalow or a typical two-story home? Finished basement? A fixer-upper or turnkey, move in ready? One with a big backyard or a low maintenance garden?

However, there are other things to consider aside from just the physical features of the home like the neighborhood and community feel. If you have children, are the schools nearby, and what type of schools are they? If you do not own or plan on using a car often, is there easy access to the Grand River Transit line? Is it close to a park or a trail to jog or walk your dog?

I know these are a lot to consider, but it is important to know what you want and don’t want so that we could find that perfect home for you. Below is a typical sheet that I would ask my clients to fill to help me in my search for their dream home. When filing it, try to be as specific as possible.

Note that this will just be a guide, and not something to be written in stone. I have had many experiences where someone said they only want a single detached house but fell in love with a larger, newer, luxury townhouse in a better neighborhood.
