What Can You Afford
Just like anything in life, before you buy a house, you need to know what you have to spend. You can notice that it is the very first thing in this Buyers tab. This means that as a Buyer, one of your top priorities is to talk to a mortgage specialist to find out what you can actually afford. It is really important to figure out that number before you start looking for houses because you may get disappointed when you find that perfect home, but you can’t actually afford it.
Some people make the mistake of setting a budget themselves, saying this is the amount that they feel comfortable with. However they do not even have a formula or method of how they came up with that number.
A mortgage specialist will look at your numbers to determine what exactly you could afford. They sit down with you and go through your income, debt, assets, savings, down payment and so on. He/she will then give you a pre-approval based on these factors. From there you could then consider if you really feel comfortable with that number, or decide to use less when buying a house. It is basically knowing what cards you have, and then deciding which ones to play.
